Co-Living properties are where numerous tenants reside in a single dwelling, each generally having exclusive use of a single bedroom and ensuite bathroom (or shared bathroom in some circumstances) and then share the kitchen and living areas with the other tenants. The tenant effectively only pays rent for the single room which is inclusive of electricity and water consumption charges, and is often cheaper than renting a one or two bedroom dwelling. Modern HMO or Co-Living Homes are often 2 levels and are up to 6 bedrooms and 6 bathroom homes as there are regulations of having a maximum of 6 tenants per dwelling. These Co-living properties are often valued based on their rental income, taking income account potential vacancies and utility consumption costs. The returns are slightly higher than standard residential homes, due to the higher potential income, but also the higher risk due to the potential shorter term nature of the tenants occupancy.
