Childcare centres are regulated in Western Australia by The Department of Communities, who approves and monitors education and care services through the Education and Care Regulatory Unit (ECRU).

Education and Care Services National Law (WA) Act 2012 and the Education and Care Services National Regulations 2012 regulates Child Care Service Providers and its objective is to establish a national education and care services quality framework for the delivery of education and care services to children. Part 4.3 of the Education and Care Services National Regulations 2012 – Physical Environment, relates to the minimum requirements of the Childcare Centre Premises. All premises must be approved, which includes an approval for the maximum number of children.

The analysis of sales evidence and rental data is generally based on a rate per approved/licensed child. The capitalisation of income approach should also be undertaken for a market value assessment. Analysis of sales and rental evidence taking into account the competition and demand for childcare services (Catchment analysis) in the locality, should also form part of the assessment of market rent and the comparison of the sales of childcare centres.
